Maintenance Worker

Description of duties: Performs skilled work in the maintenance and repair of buildings, equipment, and land management.

Hours: Monday – Friday 7:00 am to 3:30 pm

Benefits: Paid holidays, personal time, sick time, and vacation.  Health Care not provided.

Requirements:

  • Valid California driver’s license
  • Graduation from high school
  • Two year’s Journey level experience in maintenance trades

Salary: Negotiable depending on qualifications and experience

Maintenance worker function:
Under the direction of an assigned supervisor, performs skilled work in the maintenance and repair of buildings, facilities, equipment, and land management.

Representative duties:

  • Perform skilled maintenance and repair of buildings, facilities, equipment, and land management in a wide variety of the building trades including electrical, plumbing, carpentry, locksmith, painting, landscaping and others for the Maintenance Department.
  • Perform troubleshooting and repair to electrical fixtures, equipment, systems and other installations; replace light fixtures, ballasts, switches, fuses, circuit breakers, conduits and other electrical accessories.
  • Replace and repair water, sewer and natural gas lines and other plumbing fixtures and systems according to established procedures; repair and maintain valves, faucets and fixtures; repair main water lines; clean out drains, remove obstructions in water and sewer lines, and operate chainsaws and pole saws.
  • Repair leaks in faucets and drinking fountains; repair and replace toilet kits.
  • Perform a variety of carpentry work; install doors, repair, and patch and maintain roofs and ceiling tiles as necessary; lay and repair floors and tile.
  • Perform locksmith work; repair and replace related hardware as directed; clean jammed locks.
  • Repair, adjust and perform preventive maintenance on heating and air conditioning equipment to assure proper operation; change air filters as appropriate and replace worn pulleys and belts as necessary; remove and replace water heaters and related equipment.
  • Scrape, sand and file surfaces and apply paint, varnish, shellac, enamel, and lacquer, and finish coating utilizing spray guns, rollers or brushes.
    Pickup garbage from residential housing (placed outside the houses) and place them in the dumpster.
  • Operate a variety of specialized equipment, and hand and power tools related to assigned work; repair, maintain and assure equipment is in safe and proper working condition; drive a vehicle to various work sites as assigned.
  • Prepare and maintain a variety of records related to assigned work.
  • Perform related duties as assigned.

Knowledge and abilities:

  • Proper methods, materials, tools, terminology and equipment used in the building maintenance trades. Requirements of maintaining buildings, equipment and facilities in good
    repair.
  • Operation and use of hand and power tools and equipment.
  • Health and safety regulations, procedures, and Personal Protective Equipment (PPE).
  • Proper methods of storing equipment, materials and supplies.

Should have the ability to:

  • Perform skilled work in the construction, maintenance and repair of assigned building and facilities.
  • Operate a vehicle and a wide variety of power equipment and hand tools related to the building trades.
  • Prioritize and schedule work.
  • Apply and explain rules, regulations, policies and procedures. Observe legal and defensive driving practices. Maintain routine records.
  • Work cooperatively with others. Working knowledge of English.
  • Work overtime as assigned including emergencies.

Education and experience:

  • Any combination equivalent to: graduation from high school and two year’s journey-level experience in one or more of the maintenance trade.

Working conditions:

  • Indoor and outdoor work environment.
  • Noise from equipment operation.
  • Regular exposure to fumes, dust, dirt, oil/grease.
  • Driving a vehicle to conduct work.

Physical abilities:

  • Dexterity of hands and fingers to operate a variety of specialized equipment and tools. Seeing to observe needed and completed repairs.
  • Climbing ladders and working from heights. Reaching overhead and horizontally.
  • Standing for extended periods of time. Walking over rough or uneven surfaces.
  • Lifting, moving, pushing and pulling up to 50 pounds. Heavy lifting (anything over 50 pounds) to be accomplished only by a team approach, recognizing safety as a priority.
  • Bending at the waist, kneeling or crouching.

Hazards:

  • Subject to noise, fumes and vapors associated with equipment operation and repair.
  • Working around and with machinery having moving parts.
  • Vapors from paints and solvents.
  • Working in a cramped or restrictive work chamber.
  • Working with power tools and the resulting debris.
  • Working at heights on ladders or scaffolding.
  • Driving a vehicle during adverse weather conditions.
